South Florida Home Inspection Services
Know What You’re Buying. Before You Buy It.
A fresh coat of paint does not tell you how a home performs. That is why Fast Action Home Inspection looks beyond the presentation. We help you understand visible defects, safety concerns, and repairs that may affect your decision.
Fast Action Joel • Clear Findings. Practical Recommendations.
More Than a Walk-Through
Understand the Home. Plan for What Comes Next.
Buying a home is a major decision. Therefore, our general home inspection gives you a clearer picture of the property’s accessible systems and components. These include the roof, structure, plumbing, electrical systems, and air conditioning.
We document what we observe and explain why each condition matters. Then, we recommend the next step. Whether you are buying, preparing to sell, or planning maintenance, you receive useful information you can act on.
In South Florida, we also pay close attention to visible moisture intrusion, roof deterioration, drainage, and air-conditioning concerns. For example, a showing may not reveal signs of a slow leak or poor drainage.
What We Inspect
A Closer Look at the Home’s Major Systems
The inspection covers accessible areas and components within your agreed scope. However, conditions, utilities, access, and safety may limit what we can inspect or operate.
Roof & Drainage
We evaluate accessible roof coverings, flashings, roof penetrations, gutters, and drainage for visible damage and deterioration. In addition, we look for evidence of leakage and document access or safety limitations.
Structure & Exterior
We review visible foundations, structural components, exterior walls, doors, and windows for observable deficiencies and deterioration. We also examine site drainage and visible signs of moisture intrusion.
Electrical Systems
We evaluate accessible panels and visible wiring for observable defects and safety concerns. In addition, we check a representative number of outlets, switches, and fixtures.
Plumbing Systems
We check accessible supply and drain piping, fixtures, water heaters, and visible plumbing connections. For example, we look for leaks, drainage issues, deterioration, and operating concerns.
Air Conditioning & Heating
We evaluate accessible cooling and heating equipment, visible ductwork, and condensate drainage. When conditions permit, we also operate systems using normal controls.
Attic, Insulation & Ventilation
We review safely accessible attic areas for visible framing conditions, insulation, and ventilation. In addition, we look for staining and evidence of moisture intrusion.
Interiors & Bathrooms
We review accessible walls, ceilings, floors, doors, windows, stairs, and bathroom components for visible damage and functional issues. We also look for visible signs of moisture problems.
Kitchen & Built-In Appliances
We check accessible kitchen components and included built-in appliances using normal controls where safe and practical. However, if we cannot test an item, we explain the limitation in the report.
Garage & Attached Areas
We review accessible garage components, doors, and included attached areas for visible deterioration and operational concerns. We also check for observable safety issues.
Our Process
From Scheduling to Your Next Steps
Schedule & Prepare
First, tell us about the property, your concerns, and your inspection deadline. Then, we confirm the scope, access arrangements, and any additional services.
Inspect & Document
Next, we examine accessible systems and components and operate equipment where appropriate. We also document visible findings and inspection limitations.
Review Your Report
Afterward, your report explains observed deficiencies, why they matter, and recommended next steps. Relevant photographs also help you understand the findings.
Plan Your Next Steps
Finally, use the findings to arrange specialist evaluations, obtain repair estimates, and discuss your options before your inspection period ends.
A Report You Can Use
What We Found. Why It Matters. What to Do Next.
Your inspection report should help you understand the property. For that reason, we provide written observations, relevant photographs, and recommendations for repairs or further evaluation.
We distinguish significant concerns from routine maintenance so you can focus your follow-up. However, read the complete report, including its limitations, rather than relying only on the summary.
Have questions about a finding? If so, we can explain what we observed and discuss the recommended next step.
Frequently Asked Questions
Home Inspection Questions
Is a home inspection a pass-or-fail test?
No. The inspection documents the property’s observed condition at the time of the visit. In other words, it helps you understand concerns and make an informed decision; it does not approve or reject the property.
Should I attend the inspection?
You are welcome to ask questions and discuss the findings. However, let us know if you would like to attend so we can coordinate a suitable time without interrupting the inspection.
How long does the inspection take?
Inspection time depends on the property’s size, age, condition, accessibility, and selected services. Therefore, we discuss those details when you schedule and provide an estimated timeframe.
Is a four-point inspection the same as a full home inspection?
No. A four-point inspection focuses on the roof, electrical, plumbing, and HVAC systems for insurance purposes. In contrast, a general home inspection has a broader scope. If you need both, ask about scheduling them together.
Are mold testing, wind mitigation, and other specialty services included?
Your agreement identifies which services we include. Otherwise, we offer specialty services separately. For example, discuss mold assessment, wind mitigation, four-point inspections, pool inspections, and other specialty needs when booking.
Can you inspect condos, townhouses, and new homes?
Yes. We tailor the scope to the property and available access. For example, condo inspections may exclude shared building systems and areas the association maintains. New construction can also have defects worth documenting.
Will the inspection find every problem?
No. A home inspection is a non-invasive, visual evaluation of accessible areas. However, concealed defects, intermittent issues, and future failures may escape detection. The inspection does not provide a warranty, an engineering evaluation, or a code-compliance certification.
What should I do about recommended repairs?
First, arrange any recommended contractor or specialist evaluations and obtain repair estimates before your inspection or due-diligence deadline whenever possible. Further evaluation may reveal additional defects or costs. Therefore, allow time to review those findings before making your decision.
