Understand the Property
Look Beyond the Business Potential
A commercial space can look ready for business while visible building conditions still need attention. For example, roof leaks, aging equipment, electrical concerns, and deferred maintenance can affect your plans.
We help buyers, owners, investors, and prospective tenants document observable conditions. We also identify concerns that may need repairs or further evaluation. As a result, you have findings to discuss with contractors, your agent, and other advisers.
Every building is different. Therefore, we review the property type, systems, access, and your objectives before defining the inspection scope.
What We Inspect
A Scope Built Around the Property
Your written agreement may include the following areas. However, access, safety, building operations, and specialized systems determine the final scope.
Roof & Drainage
We review accessible roof surfaces, flashings, penetrations, and drainage for visible deterioration, damage, and evidence of leakage. In addition, we document our roof access methods and any limitations.
Exterior & Visible Structure
We review accessible walls, doors, windows, and visible structural components for observable damage and deterioration. If we identify concerns that need engineering evaluation, we also recommend specialist follow-up.
Electrical Systems
We review accessible electrical equipment and representative components within the agreed scope for visible deficiencies. However, load studies, specialized testing, and equipment certifications require separate services.
Plumbing Systems
We evaluate accessible supply and drain piping, fixtures, water heaters, and visible connections within the agreed scope. For example, we look for leaks, deterioration, and operating concerns.
Heating, Cooling & Ventilation
We review the HVAC equipment and accessible distribution components that your agreement covers. We also check operation using normal controls where safe and practical. However, specialized systems may require a mechanical contractor.
Interiors & Site Conditions
We review the agreed interior spaces, visible moisture concerns, walkways, parking surfaces, and site drainage where accessible. Before the visit, we also identify which tenant areas and shared components the scope covers.
Our Process
From the Initial Quote to Your Next Steps
Define the Scope
First, tell us about the building, its use, your objectives, and your deadline. Then, we confirm the systems, areas, exclusions, and fees before scheduling.
Inspect & Document
Next, we examine accessible components within the agreed scope. We also record visible conditions with supporting photographs.
Review the Findings
Afterward, your report explains observed concerns and inspection limitations. It also recommends repairs or specialist evaluation where appropriate.
Plan the Follow-Up
Finally, use the findings to obtain contractor evaluations and repair estimates. You can also prioritize maintenance and discuss the property with your transaction team.
Clear Reporting
Findings You Can Put to Work
Your report documents what we observed, why a condition deserves attention, and the recommended next step. In addition, photographs and access limitations help explain the findings.
Use the report to organize specialist evaluations, request repair bids, and plan maintenance. However, some concerns need investigation beyond a visual inspection. In those cases, we recommend an appropriately qualified contractor or specialist.
A commercial inspection records accessible conditions at the time of the visit. However, concealed defects and intermittent problems may escape detection.
Frequently Asked Questions
Commercial Inspection Questions
Property Types and Inspection Scope
What types of commercial properties can you inspect?
Contact us about offices, retail spaces, warehouses, and small commercial buildings. First, we review the property’s size, use, systems, and access. Then, we confirm whether the project fits our service scope.
What is included in a commercial inspection?
The written agreement defines the areas and systems we inspect. For example, a project may cover accessible roofing, exterior and visible structure, electrical, plumbing, HVAC, interiors, and site conditions. However, discuss specialized equipment and shared or tenant-controlled areas with us in advance.
Can you inspect before I sign a lease?
Yes, a condition inspection can help document visible concerns before occupancy. First, tell us which areas and systems you want us to evaluate. However, the inspection does not interpret lease terms or determine who must pay for repairs.
Specialist Services and Exclusions
Is this a structural certification or building recertification?
No. Our visual condition inspection does not provide structural calculations, engineering certification, or a building recertification report. If your project requires those services, tell us before scheduling. Then, we can identify where you need a separate specialist scope.
Are fire systems, elevators, and accessibility compliance included?
Our standard scope excludes testing or certification of fire alarms, sprinklers, elevators, and other specialized systems. Any separate arrangement requires an appropriately qualified provider and a specific agreement. Likewise, accessibility surveys and code-compliance reviews fall outside this visual inspection.
Does the inspection include environmental testing or mold assessment?
We do not include environmental site assessments or testing for asbestos, lead, or other contaminants. However, we can discuss mold assessment and sampling as a separate service if you have moisture or microbial-growth concerns.
Costs, Reports, and Booking
Will I receive repair cost estimates?
The standard report describes observed conditions and recommended next steps. However, we do not include contractor bids, replacement budgets, or reserve studies unless we specifically agree to them. Therefore, obtain qualified estimates for items that affect your decision.
Will the report satisfy my lender or insurance company?
First, send any written requirements before booking. A lender or insurer may require a specific report format, additional specialists, or different qualifications. Therefore, confirm acceptance directly with that recipient. A general inspection does not guarantee acceptance.
How much does a commercial inspection cost?
Pricing depends on the building’s size, use, condition, number of units or systems, access, and requested scope. Therefore, provide the address, approximate square footage, and deadline so we can prepare a quote for your project.
